Selling your property
Paul Tobin Estate Agents market appraisals are different. Not only do we give you a realistic valuation of your property, but we also know the best way to present your property to the marketplace.
A visit by us to your property is necessary to provide you with an accurate current market value and estimated selling price. In a seller's market, it is clever to set an attractive asking price which is usually in line with the market value. This common-sense strategy will help attract a positive level of interest from the start. On our visit to your property will also include a room by room inspection where we will discuss any required preparations and give our expert recommendations to help get you and your property 100% ready for the market and for a successful outcome.
We do things a little differently - we are passionate about property marketing and aim to make your property stand out from the rest. Our presentation of your property both online and on our premium brochures will bring your property to life and attract the right buyers. Our expertise in this area is well known and documented and you can rely on us to attract the right audience. Why should you settle for anything less? Over 80% of property searches start online now, so we will get your property on all the major property websites
To achieve optimum exposure and reach out to the right audience, a marketing investment is imperative when placing your property on the open market with any professional Estate Agency. “Free Marketing” means little or no marketing. We also tailor specialist packages for special properties using additional tools like video walk-throughs, aerial drone visuals & architectural photography. If your property has some unique selling features, then you have come to the right place. Premium listings on websites are also not free and we like to position our clients' properties at the top of the page.
The following is an example of our standard Marketing Package that is popular with our Vendors: -
- Agent listing only allowed on www.myhome.ie
- Premium or Feature advertising on www.daft.ie
- Gloss or Matte very high-quality Brochures
- For Sale sign - extra detail on sign letting people know if you have an extension or attic conversion
- Shared to sites like LinkedIn / Twitter / sometimes Facebook / Google Plus
- Homepage on www.paultobin.ie
Our clients are usually happy to agree a performance paid related fee structure, based on the eventual sale price achieved. This structure gives the Client the confidence that we will work towards achieving the best possible outcome.
Buyers proof of ability to purchase - no time wasters allowed:
We look for evidence of the buyer’s loan offer and check the conditions set out in their loan offer. We never place sale agreed signs on websites or sold signs on our clients’ properties until contracts have been signed and returned to the vendors' solicitors. Our average time for closing sales from start to finish usually does not exceed 8 to 10 weeks.
See our happy customers section and see what past sellers are saying about us- hope it’s all good!!
